Who we are
Multi-Family USA is operated by LendCity America. LendCity Mortgages is a Canadian mortgage brokerage in the same network. US multifamily financing requested through this site is matched to independently licensed US lenders. We are not a US loan originator, NMLS-registered mortgage company, or commercial brokerage.
Information we collect
When you submit a deal review, contact form, booking, or checklist request, we may collect:
- Identity and contact: name, email address, and phone number.
- Estimated sponsor FICO: a self-reported credit-score estimate (500–850) used only to score lender-fit. We do not pull a consumer credit report and we do not run a hard or soft inquiry with a credit bureau.
- Deal financials: unit count, property state, purpose, property type, purchase price, requested loan amount, annual NOI, occupancy, and timeline.
- Bot protection: a Cloudflare Turnstile token submitted with forms.
- Usage: pages visited, form step, source context, and similar analytics needed to operate the site.
How we use it
- Respond to deal-review and matching requests and book US-desk strategy calls.
- Score lender-fit (including self-reported FICO, leverage, DSCR, and debt yield).
- Route the file to the LendCity US desk and, when you ask, to licensed US lenders.
- Send transactional email about the request you submitted.
- Protect the forms from automated abuse via Turnstile and rate limits.
We do not sell personal information. Compensation from partner lenders, if any, does not change how we store or score a file.
Processors (US and Canada)
This site is operated from Canada. Deal and contact data may be processed in Canada and the United States:
- Cloudflare (United States and global edge) — hosting on Cloudflare Workers, Turnstile bot protection, and optional analytics.
- Microsoft Clarity — we use Microsoft Clarity to see how visitors use pages (clicks, scrolling, anonymized session replays). Form entries are masked. Data is processed by Microsoft; see the Microsoft privacy statement.
- Zoho Bigin (Zoho CRM; US API endpoints we use) — contact and deal records for matching follow-up.
- Microsoft 365 / Graph — email to the LendCity parent desk (team@lendcity.ca) and US-desk advisors.
- Sequenzy — transactional email delivery.
- Supabase — lead record storage when that backend is configured.
- Upstash Redis — rate limiting for form endpoints.
Licensed US lenders who receive a matched file apply their own privacy policies. Canadian processors (LendCity systems and Microsoft 365 tenants) may store copies in Canada.
Retention
We keep deal-review and contact records while the matching relationship is active and as needed for follow-up, compliance, and dispute handling — typically up to 24 months after last contact, unless a longer period is required by law or a funded-loan inquiry. Turnstile tokens are used once to validate a submission and are not kept as a standing profile. You may request deletion of contact and deal records via team@lendcity.ca, subject to legal retention duties.
Your choices
You may request access, correction, or deletion of the contact and deal information you submitted. US state privacy rights (including California) and Canadian PIPEDA access rights are honored through the parent desk. Do not submit a deal review if you are not authorized to share the property’s financials.
