What this site is
Multi-Family USA is an independent editorial resource and lead-routing platform for US commercial multifamily (5+ units). Operated by LendCity America. We match sponsors to licensed US lenders. This site does not originate loans, does not issue commitments, and is not a US NMLS-registered mortgage company or commercial brokerage.
No lending commitment
Calculators, rate context, state/city pages, and deal-review replies are educational estimates. Financing outcomes vary by lender, underwriting, sponsorship, and market conditions. Nothing on this site is an offer, pre-approval, or commitment to lend.
Deal reviews and self-reported FICO
If you submit a deal review you represent that you are authorized to share the property’s financials (including NOI, occupancy, purchase price, and requested loan amount) and a self-reported sponsor credit-score estimate (500–850). We do not pull a consumer credit report. Phone, email, and deal data are used to score lender-fit and to follow up, as described in the privacy policy.
Matching and partner compensation
Strategy calls and deal reviews may be routed to the LendCity US desk. We may receive compensation from partner lenders when a funded loan closes. Compensation does not control editorial content or calculator methodology.
Acceptable use
Do not abuse forms, bypass Cloudflare Turnstile, submit others’ personal financial information without authority, or use the site to originate or broker loans under our name. We may refuse or delete submissions that appear automated or fraudulent.
Intellectual property
Site content, calculators, and branding are owned by LendCity America or its licensors. You may not copy them for a competing origination or brokerage service.
Limitation of liability
To the extent permitted by law, Multi-Family USA and LendCity America are not liable for financing, legal, or tax outcomes based on site content, calculator outputs, or matching introductions. You must confirm every decision with qualified counsel, tax advisors, and the licensed US lender that would actually underwrite the loan.
Governing law
These terms are governed by the laws of Ontario, Canada, without limiting any non-waivable consumer rights that may apply where you live. US lending, if any, is performed solely by independently licensed US lenders — not by this website.
