A multifamily bridge loan is short-term, floating-rate debt for an apartment property that is not yet ready for permanent agency or HUD financing, usually because of lease-up, renovation or a maturing loan. The market splits sharply by size: institutional programs generally start at $5M to $10M, and smaller private lenders fill the $1M to $10M range with tighter geography and recourse. This page groups lenders that way. It is not a ranking.

Methodology: what we looked at

  • Program availability. Whether the lender publishes a bridge program, product page or term sheet on its own site that covers multifamily properties with five or more units.
  • Published terms. Loan size, term, leverage, DSCR and recourse, but only where the lender or agency states them. Where a figure is not published we write “not published” rather than estimate it.
  • Loan size range. The minimum and maximum each lender publishes. Many publish neither.
  • Geography. Nationwide, or the limits a lender states.

What we did not do. We did not rank lenders, collect or show rates, test service or closing speed, or receive lender-supplied data. Groups are by fit, not by quality. Terms change, so confirm everything with the lender.

Sources and date. Lender program pages, term sheets, Freddie Mac’s Optigo directory and term sheets, and HUD’s program descriptions, all read in October 2026. Each row below links to its source.

Lenders grouped by fit

Institutional bridge, $5M and up

Balance-sheet programs from national lenders, generally tied to an agency, HUD or other permanent exit.

  • Arbor: Structured Financing Bridge. 1-3 years with extensions, typically interest-only, floating over CME SOFR. Up to 75% of exit value and 80% of approved costs; 1.25x DSCR at exit. Generally non-recourse with carve-outs.
  • Greystone: Multifamily Bridge Loan Program. Stabilized or minor-to-moderate value-add. Up to 3 years including extensions, interest-only, floating over 1-month CME Term SOFR. No exit fee if Greystone provides the FHA or agency takeout. Multifamily and manufactured housing.
  • Lument: Balance-sheet bridge. 12-36 months, primary and secondary US markets, A/B quality market-rate multifamily. Leverage set case by case. Generally non-recourse with carve-outs.
  • Ready Capital: Multifamily Bridge. Up to 5 years including extensions, floating SOFR-based, interest-only. Up to 80% LTC on cash-flowing and 75% on non-cash-flowing. Non-recourse with standard carve-outs. Nationwide.
  • Walker & Dunlop: Affordable Bridge Capital. Interest-only, 6-36 months, for affordable multifamily and seniors housing: acquisition, rehab, preservation, and bridges to LIHTC, Section 8 or bond execution.
  • Dwight Capital: Balance-sheet bridge and new construction loans. Home page also lists FHA/HUD loans, C-PACE, mezzanine debt and preferred equity. Offices in New York and Sunny Isles Beach, Florida.

Smaller bridge, from $1M

Private lenders for smaller balances. Read the recourse, geography and unit-count rows before anything else.

  • Lima One Capital: Stabilized Bridge; Value-Add Bridge. Lima One’s pages differ on size: its FAQ says bridge financing starts at 10+ units, while the Stabilized Bridge highlights say no limit on units, so confirm the unit minimum. Stabilized up to 75% LTC/LTV; value-add up to 85% LTC and 75% of after-repair value. 24-36 month interest-only; non-recourse options. Not available in Alaska, North Dakota, South Dakota or Vermont.
  • Civic Financial Services: Multifamily Bridge. 5+ units, 18-24 months plus two 6-month extensions. Up to 70% LTV as stabilized and 80% LTC. Full recourse, 725 minimum FICO, 1.25x exit DSCR, select East Coast markets.

“Not published” means the lender’s own page or term sheet does not state it. Figures are as published in October 2026 and can change.

Where Multi-Family USA fits

Multi-Family USA is a lender-matching option, not a lender. We review a 5+ unit deal and route it to lenders like the ones on this page. We do not originate, underwrite or fund loans, and we are not a mortgage lender. This page is published by Multi-Family USA, so treat our own listing with the same caution you would apply to any self-published list.

Next steps: send your deal for a lender-fit review, check market context on the rates page, or browse all guides.

Matching the bridge to the business plan

Pick the lender by the exit. If the plan ends in an agency or HUD refinance, a bridge from a lender that also does that permanent loan can cut cost and time. If the plan is a hold-and-sell, recourse and prepayment matter more than the spread. See the bridge and value-add loan type, the agency vs bridge comparison and the capital stack design guide.

Notes and limits

  • Published rates are not shown. Bridge pricing moves with the SOFR index and changes often, so ask each lender for a current quote.
  • Greystone’s term sheet was uploaded to its site in 2022, and Lument’s bridge guideline page still refers to a LIBOR-based rate, so treat both as possibly dated and confirm current terms. Arbor’s term sheet is marked V090225 (2025).
